Why military owners choose HiCoastal

Built around orders, not office hours.

A PCS move leaves little room for a slow handoff. We start planning the rental while you are still on island, then keep you informed from wherever you land.

  • 01

A plan from your departure date

We start with a rental analysis and a walkthrough, then build the make-ready, photo and listing schedule based on your departure date.

  • 02

One local team, start to finish

Our expert Oahu team handles leasing, maintenance, inspections and owner communication.

  • 03

    Clear contracts, no surprises

We walk you through the management agreement and every fee before you sign. Our fees are published on our pricing page.

  • 04

    Hawaii GET handled for you

Hawaii General Excise Tax applies to rental income whether or not you still live here. As your tax agent, we collect, file and pay GET on the rent for the homes we manage and show it on your statement. How GET filing works.

  • 05

    Your on-island agent

Hawaii law requires an owner who lives out of state, or on another island, to name an agent on Oahu in the rental agreement. As your Oahu property manager, we fill that role.

  • 06

    Home Watch for vacant stretches

Keeping the house empty during a deployment, or before you sell? Home Watch covers scheduled inspections with a written report and photos, mail, vendors and checks after storms.

Your PCS rental timeline

From orders in hand to rent in your account.

Every move is different, so we will give you a realistic schedule in your rental analysis. This is how a typical PCS rental comes together.

  1. Orders in hand

    Rental analysis and walkthrough

Ideally 30 to 60 days before you leave: a rent estimate, a walkthrough of the home and a make-ready list, while you are still in the home.

  2. Once the home is vacant

    Photos, listing and showings

Once your belongings are out and the make-ready work is done: professional photos, a listing on major rental sites and showings.

  3. Tenant placement

    Screening and a Hawaii lease

Every applicant is screened to the same fair housing compliant criteria, then the approved household signs a lease that meets Hawaii law.

  4. While you're away

    Rent, repairs and inspections

Rent collection, maintenance coordination, monthly statements and documented inspections at lease start, mid-lease, A/C filter changes and lease end.

  5. Coming back or selling

    A planned next step

We coordinate notice and turnover when you return. If you decide to sell, do you already have a Realtor? We are happy to coordinate with them for the sale.

Already off island?

It is not too late to set it up.

Some owners call us after the movers have come and gone. We can take it from there: a walkthrough, any make-ready work you approve, photos, leasing and everything after, handled locally while you settle in.

  • Updates by email, phone or text, plus your owner portal
  • Repairs coordinated through local vendors, with your approval
  • Documented condition at every inspection, so nothing surprises you later

Homes on the Ewa plain

Connected across Oahu, a steady rental market.

Ewa Beach is a well-established bedroom community with access to Army, Navy, Air Force and Marine Corps bases across the island. It is also close to Kapolei's business district and the H-1, which is why well-kept homes here draw steady interest from military families and local professionals alike.

We serve owners in Ewa Beach and the neighborhoods around it, from Ocean Pointe and Hoakalei near the coast to Ewa Gentry inland, along with neighboring Kapolei. For the full picture of the area and our services there, see our Ewa Beach property management page.

Renting to military tenants

Military renters, planned for properly.

Homes in Ewa Beach often draw military households. We screen every household the same way and make sure you understand the rules that apply when your tenant serves too.

  1. One standard for every applicant

We screen each applicant to the same criteria, consistent with fair housing law. Income from a Basic Allowance for Housing (BAH) is verified like any other income.

  2. SCRA, explained up front

The federal Servicemembers Civil Relief Act lets a service member who signs a lease and then receives orders for a permanent change of station, or to deploy for 90 days or more, end the lease early. It's important for us to have a discussion around this if you need to, so it is part of the plan rather than a surprise.

  3. Turnover that follows the calendar

PCS season brings move-outs and move-ins in waves. We document condition at move-out and move-in and keep the home ready for the next household.

I was referred to Hal by someone I know and I’m really glad I decided to work with him as my property manager. Having dealt with other property managers before, I can genuinely say that Hal stands out, especially when it comes to professionalism, transparency and the way he handles his contracts. From the very beginning Hal has been professional, pleasant, welcoming and easy to work with. He is very forthcoming about the contract, explains everything clearly and makes sure you understand exactly what you’re agreeing to. There are no hidden costs or unpleasant surprises, which is something I particularly value and that, in my experience, sets him apart from other property managers. He is trustworthy, reliable, and responsive, with several communication options available to make the process as smooth as possible. He also communicates and works exceptionally well with military members, understanding the importance of flexibility, clear communication and reliability. Hal presented my property really well and found a tenant quickly. Throughout the entire process, he has made everything straightforward and stress-free. I highly recommend Hal to anyone looking for a property manager who is professional, honest, transparent and genuinely easy to work with. It’s clear that he takes pride in what he does and I’m very happy to have him managing my property.

I was referred to Hal by one of his contractors last year in October 2025 because I needed a trusted Property Manager to handle our property in Ewa Beach, HI. Once we had gone over his and our responsibilities I knew we were getting the right guy along with his company to handle our property. Due to our connection with military service I knew I was in the right care for our home to be managed and handled the right way. My property was on the market for rent for 6 months with another Property Management and when Hal and his team took over it took less than a month to have renters oocupy the resident. Heather was also involved during the process and have had many contact with her handling our property and she is so transparent handling our Hawaii GE taxes and also any issues with the home. I can say that I have peace of mind knowing that our asset is being handled with care. Very professionaland and experienced in what they do. Awesome to have partnered with Hawaii Coastal Property Management.

After working with two other property management companies and dealing with so many frustrations, finding Hawaii Coastal Property Management has truly been a blessing. As a military family living in another state, we find that leaving our home behind is stressful and, honestly, a little scary. You need someone you can trust to take care of your property as if it were their own, and that's exactly what Hawaii Coastal and Mr. Hal have done for us. They genuinely care about both their clients and their properties. They're easy to work with, always quick to respond, and, most importantly, our rental income is always paid on time. Every question we've had has been answered promptly, and they've handled everything professionally, making the entire process so much easier. The peace of mind they've given our family is priceless. All the stress and worry we had after our previous experiences disappeared because we know our home is in good hands. I would recommend Hawaii Coastal Property Management 1,000% to anyone looking for a property management company they can truly trust. Thank you for everything you do!

FAQ

Questions military owners ask us.

For a longer read, see our guide to renting out your Hawaii home after PCS orders.

Can you manage my Ewa Beach home if I'm already stationed on the mainland or overseas?

Yes. We work with owners who live off-island. The day-to-day work happens locally, and you get statements and documents in your owner portal, with updates by email, phone or text.

How fast can you rent my home before my PCS date?

It depends on condition, price and season, so we never promise a date. Your rental analysis includes a realistic timeline for your home.

What happens if my tenant gets PCS orders and needs to end the lease?

Under the federal Servicemembers Civil Relief Act (SCRA), a service member who signs a lease and then receives orders for a permanent change of station, or to deploy for 90 days or more, can end the lease by giving written notice with a copy of the orders. For a lease with monthly rent, the termination takes effect 30 days after the next rent due date following the notice. We explain how this works and plan for it with lease timing and marketing.

Do service members stationed in Hawaii receive BAH or OHA?

Service members assigned to Hawaii who are not in government housing receive the Basic Allowance for Housing (BAH), as anywhere in the 50 states. The Overseas Housing Allowance (OHA) is for members stationed overseas, and Hawaii and Alaska are excluded. Current BAH rates are published by the Defense Travel Management Office: look up current BAH rates. We also keep the current Oahu BAH rates on our site.

Do I have to pay Hawaii taxes on rental income if I'm stationed elsewhere?

Hawaii General Excise Tax (GET) applies to Hawaii rental income whether or not you live in the state. For the homes we manage, we act as your tax agent: we collect, file and pay GET on the rent we collect and show it on your owner statement. You provide your GET license number. Income tax is a separate question, so talk with your tax advisor about your own situation.

The important thing is that GET on your rent is collected, filed and paid on time, so your Hawaii tax record for the home is in order when it comes time to sell. Selling brings a separate rule: under the Hawaii Real Property Tax Act (HARPTA), when the seller is a nonresident, the buyer generally must withhold a portion of the sale amount and pay it to the Hawaii Department of Taxation, unless an exemption or waiver applies. Paying GET does not replace HARPTA. We handle GET for the homes we manage, we know how HARPTA works, and we keep your GET records ready for your tax advisor and escrow when you sell.

Do I need a local agent if I live off-island?

Yes. Hawaii's Residential Landlord-Tenant Code (HRS 521-43(f)) requires an owner who lives out of state, or on another island, to name an agent who lives on the island where the home is, in the written rental agreement. When we manage your home, we serve as that agent.

Can you watch my home while it's vacant during a deployment?

Yes. Home Watch is our service for homes you are not renting out: scheduled inspections, typically every two weeks or monthly, with a written report and photos after each one, plus mail handling, vendor coordination and checks after storms. Learn about Home Watch.
