How can I submit a rental application?
All rental applications are processed via our application processing partner FinDigs. Click here to be taken to the application page. You must be at least 18 years old and your identity will be verified using a photo of your ID. The non-refundable application fee is $73.30 and the pet application fee is $25. Each adult who is responsible for paying rent and living in the home must submit an application and pay an application fee.
Is it possible to apply for a property that I haven't viewed?
Yes, you are welcome to apply, however, consideration will be given depending on your level of communication regarding your situation. We often have new-to-the-island tenants that sign leases prior to their arrival, but generall,y we recommend having at a minimum a virtual tour. Part of your lease package will include a ‘Sight Unseen’ addendum if you have not yet toured the property in person. We do not recommend simply applying without communicating with one of our property managers first.
How can I visit a property?
Select a property on our Available Rentals page and select ‘Schedule Viewing’ to schedule either in person with one of our property managers or a self-guided tour if it is available for that property. Our goal is to help you find your dream home quickly and efficiently.
Do I have to sign a lease?
Yes, for all Long Term Rentals Furnished or Unfurnished over 30 days, a lease is required. We use the standard Hawaii Association of Realtors Lease in addition to any addendum that may be required for your special situation. We sign all leases via digital signing online via DocuSign. The majority of our properties come with a 6-12-month lease. The lease and addendum state the responsibilities of both sides covering the entire tenancy period.
What is your security deposit policy?
Security deposit equals one month's rent. You will need to pay the full amount to include one month's rent and your first month's rent (or prorated if less than one month) before moving in.
How do the rent payments work?
Rent must be paid online via your portal or iOS or Android app using ACH or Credit Card and cannot be paid via check or cash. We also have an outstanding Resident Benefit program which provides points towards things like Target Gift Cards, and includes a Renters Insurance Program, Credit Building, On-Demand Pest Control, Resident Rewards Program, Move-In Concierge and Identity Protection
What could I do to waive the late rent fees?
We aren't able to waive any late rent fees. Our late charge policy complies with Hawaii State Law and Fair Housing Laws. This means we are obligated by law to treat all tenants equally. Late fees are 8% and apply at 12:01 midnight on the 2nd of the month. All rents are expected to be paid no later than the first of the month.
Am I allowed to have a roommate?
Yes, and we encourage roommates! However every roommate will still need to apply and be approved to move into the unit. This is done via the rental application form. Roommates are required to share in 100% financial responsibility for rent and any utilities will be split evenly. Separate online portals and logins will be provided to each adult.
What kind of situations are emergencies?
Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home or a fire are definitely emergencies. If human life is threatened, call 911. If a pipe bursts, call our Tenant Hotline. If the house is on fire, call 911.
What's the pet policy?
The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.
Can I change the locks?
No, changing of the locks will violate the lease agreement terms. If you would like to request new locks, a maintenance request can be filed and you would have to bear the associated costs. Our approved contractors will conduct the work at a cost to you.
Can managers and staff enter my home when I'm not there?
If there's a need to enter the property, we'll notify you 48 hours in advance in accordance with Hawaii state law. There are many possible reasons for the entrance of managers or staff. For example, landlords may enter the home for emergency repairs. Also, they might allow insurance agents or inspectors to enter the property. But regular maintenance is preferably carried out when you are home and will be coordinated with you in advance.
Do I need renter's insurance?
Yes, all tenants are required to have renter's insurance before moving in. Tenants are required to provide renter's insurance confirmation before receiving your keys. We have a partnership with a leading Renters Insurance provider that meets our insurance requirements for $12 a month. Click here for more details. Your automobile insurer may also provide renters insurance.
